    Villa Rules and Regulations

    We want our guests to have a relaxing and safe holiday in Kalas Residence. For that reason we have determined a brief list of rules and regulations that all guests should comply with.     ⦁ Number of guests

    All reservations and financial agreements are made for a specific number of guests. This number must be specified and confirmed by the client during the booking process. No more that [6] people shall be permitted unless otherwise agreed in advance.

     

    ⦁ Arrival

    We'll need to know your arrival information for the desired check-in time at least 24h before the date of arrival at Kalas Residence. While en route, it is required that you notify us if your flight/ferry is delayed or cancelled for any reason, so we can notify your villa escort [and car rental company if needed] of the delay.

     

    ⦁ Escort to your Villa

    If not agreed otherwise the property manager will meet you at Kalas Residence to escort you to the villa. Airport or port pick-ups and car rentals can be arranged for you upon extra charge. Also, you will be provided with the manager’s phone numbers to contact for assistance or advice.


    ⦁ Identification

    Upon check-in, at least one of the guests must submit his/her passport or identity card and pay off the remaining balance (if any). The passport and/or identity card will be photocopied and returned to the owner.

     

    ⦁ Check-in & Check-out

    Your stay in the villa begins at 14.00 of your check-in date and it ends at 12.00 of your check-out date. While you are allowed to arrive later than 14.00 on your arrival day, being on time for the appointment set with the villa manager is of great importance for the convenience of both parties. However, on the day of your departure you are expected to leave the villa no later than 12.00, except otherwise agreed [Late check-out is possible but subject to availability and a fix rate of extra charges occur. Additionally, if guests fail to check-out on time, there is a fixed amount that will be charge].

    Notice that 30mins before departure [11.30] you are expected to be available for the inspection of the villa for damages and losses, see paragraph **

     

    ⦁ Residential Use

    Guests should comply with the laws that govern Greece during their stay at the villa. Most importantly, they are not allowed to bring illegal, flammable, explosive or poisonous substances and objects to the villa. Nor are they allowed to violate the law in other ways; their purpose for renting the villa is for residential use only and they should not use the villa for any offensive and unlawful purposes. That being said, guests are not allowed to sublet any part of the villa to guests who are not included in the maximum number of guests when agreeing on the villa rental.

     

    ⦁ Smoking

    Smoking is not allowed in the villa. However, those guests who wish to smoke are free to do so, on the balcony/terrace/garden. Beware not to leave any cigarette buds in the villa or any exterior space, so as to comply with the safety precautions in the prevention of a fire. In case there is evidence of smoking in the villa such as bad smell and/or damages, guests will be charged the amount needed to repair damaged items to original state and/or special cleaning of materials such as curtains, pillows etc.
    Most importantly, guests should respect the fact that Kalas Residence is a non-smoking villa and there are guests who choose it especially for this reason. Therefore, guests who check-in the villa scenting of smoke could request to cancel their reservation, leading to major costs for Kalas Residence.

     

    ⦁ Personal Belongings-Security

    Guests are responsible for the security of the villa during occupancy. You must keep all windows and doors locked securely at all times when not on the premises. The villa owners and their representatives are not responsible for the loss of personal belongings or valuables. The residence is equipped with a safety box available to clients.

     

    ⦁ Damage/Loss/ Injuries

    Upon arrival the guests will be informed on the available appliances and amenities within the villa and guests are obliged to use them according to the villa’s owner/representative indications. Any damage or disappearance of objects and appliances provided in the villa should be immediately communicated to the villa owner/representative and guests will be asked to pay for the value of the missing or damaged goods. Additionally, guests are expected to use the provided amenities in such a way to avoid injuries of any of the guests.
    The property and the owners are not responsible for any accident, injury or illness that may occur while on the premises. By accepting this reservation, it is agreed that all guests are assuming the risk of any harm arising from their (and their guests’) use of the premises.


    ⦁ Children Supervision

    Children on the premises must be supervised by a responsible adult at all times.

     

    ⦁ Swimming Pool

    Use the swimming pool on your own responsibility. Keep the children under constant supervision. Take a shower before the use of swimming pool. For your convenience there is an outdoor shower. Do not go wet in to the house or use indoor furniture. Pets, which are allowed only under special circumstances at Kalas Residence, are not allowed to enter the swimming pool by any means. There is a pool cleaning schedule, once in two days.

     

    ⦁ Vandalism

    Any damage caused within the property including grass, footpaths, furniture and equipment will be assessed by the managing agent and the costs of any repairs or replacement items will be met by the individual responsible.

     

    ⦁ Candles & Fire

    It is not allowed to light fire in any of the villa’s premises. It is also not allowed to light candles neither indoors, due to potential damages, nor outdoors since the area around the villa could be dry during the summer and easy flammable.

     

    ⦁ House keys

    We shall charge the guests for the cost or replacement of each set of lost or mishandled keys.

     

    ⦁ Complaints & Maintenance

    The owner of the villa will make sure that all the electrical appliances, Wi-Fi, water supply, electricity, pool filtration system, air conditioning, cable TV etc are in good, working condition. In the case of a maintenance problem, the owner should be immediately notified by the guests, so as to arrange the immediate solution to the problem. However, no refunds or rate adjustments can be made in such cases.

     

    ⦁ Entry in the House

    Staff and maids reserve the right to enter the property to perform their duties such as maid service and any repairs necessary. We will make every effort to schedule such brief showings at a time convenient to you, to respect your privacy, and not interrupt your stay.

     

    ⦁ Special Circumstances

    In special circumstances, the owner of the villa reserves the right to enter the villa even while the guests are not on the spot, for example when it is necessary to prevent predictable or inevitable danger (such as flood, fire). The guests will be then notified about the details of the incident.

     

    ⦁ Guests’ absence

    Should all the guests wish to be absent from the villa for more than 24h continuous hours, the owner/representative of Kalas Residence should be informed for security reasons in unexpected events and special circumstances.

     

    ⦁ Cleaning

    The Kalas Residence is cleaned and disinfected thoroughly prior to your arrival. The rates include daily housekeeping service which comprises cleaning the kitchen and bathrooms. The towels and bed linens are changed once in three [3] days. However, note that the above mentioned maid service does not include personal services such as cooking, personal laundry, babysitting, etc.

    Kindly note that during the Covid19 pandemic, cleaning service only takes place upon request.

     

    ⦁ Quiet hours

    Τhe quiet hours for Greece during the summer period are 15.00-17.30 and 23.00-07.00. Even though, the villa is in a remote area and there are no neighbors at a close distance, making too much loud noise could cause protests. As a general rule, guests should not disturb, endanger or inconvenience neighbors during any moment of the day or night.

    Please note that during October the quiet hours are 15.00-17.30 and 22.00-07.30.

     

    ⦁ Payment & Cancellation Policy for Non-Refundable Rates

    Payment Policy: This rate is the lowest rate you can find for Kalas Residence. We understand that your travel plans may change after your reservation at our hotel, however, your credit card will be charged at the time of booking. Therefore, in the case of cancellation, modification, no-show or early departure, your credit card will be charged with the reservation's initial total amount.

    Cancellation Policy: No free cancellation is allowed for this rate, special conditions apply.

     

    ⦁ Payment & Cancellation Policy for Refundable Rates

    Incomparable Internet Rate

    Payment Policy: The reservation must be guaranteed by a valid credit card [with sufficient balance] at the time of booking. Once the reservation is completed, Kalas Residence reserves the right to pre-authorize the total reservation amount from the provided credit card, which will be temporarily held and deducted from the customer’s credit card limit. This temporary hold is not a charge and no funds will be debited from the customer’s credit card. The hold falls off within 14 days at the latest. The preauthorization process ensures the online security and privacy of the card holder and prevents any fraudulent attempts.

    Cancellation Policy: This is a last minute booking. Last minute bookings cannot be modified or cancelled without penalty. If you like to modify or cancel this booking please check our Cancellation Penalty Policy below and contact our reservation department.

    ⦁ If cancelled up to 15 days before the date of arrival; No cancellation fee will be charged.
    ⦁ If cancelled 14 days or less before the date of arrival; 50% of the stay’s total amount will be charged.
    ⦁ In case of no-show or early departure; 100% of the cost of the stay is charged.

     

    ⦁ Children Policy
    ⦁ Baby cots are provided for free for children of 2 years old and under.
    ⦁ Children up to 2 years old stay for free when using existing bedding.
    ⦁ Children older than 2 years old are charged normally as adults whereas extra bed is required.
    ⦁ If your child / children is / are up to 2 years old please enter the value "0" in the control "Children"

     

    ⦁ Disabled Guests

    The interior of Kalas Residence has stairs, so if you have a disability or if you cannot handle many stairs it is no advisable for you to book your holidays with us.

     

    ⦁ Pets

    Pets are not permitted in Kalas Residence under any conditions. Exceptions will be made for special cases such as disabled guests. In case of agreeing on accepting hosting your pet, extra charges will be charges and all the damages caused from the pet will also be charged to assure repairmen or replacement of the damaged items.
